A legal suite is a self-contained unit that meets Ontario Building Code requirements: separate entrance, egress windows, soundproofing, fire separation, and kitchen/bathroom. It can be legally rented. A finished basement doesn't have those requirements and is typically personal-use space.
We assess moisture conditions before we start and build proper waterproofing into the renovation: vapour barriers, drainage, and insulation. If there's an active water problem, we'll address it before finishing begins.
